Water damage to a single-story structure can be devastating, but manageable. Water damage to a 34-story residential high rise, however, can be paralyzing. When damage like this is exponential and outside the scope of your expertise, it’s normal to be unsure of how to move forward. This client, in particular, lacked the equipment, manpower, and experience to properly mitigate this multi-tenant their property. 

Below we’ve outlined the damage, challenges, and work we performed to successfully restore the building back to full function. 

Property Damage

A newly finished 34-story residential building sustained major water damage during a tenant move-in.  A sprinkler head located off the elevator was hit and disengaged by a moving company on the building’s 19th floor. The water damage affected everything from the 19th-floor units to the ground level of the building. Not only were levels occupied by tenants damaged, but common areas, hallways, electrical closets, elevators, and stairwells were heavily impacted as well.   

Challenges

All of the building’s elevators were shut down due to the electrical components sustaining severe water damage. Three of those elevators were completely shut down for weeks and the fourth elevator was only partially operational days leading into the project. The logistics of the building restoration were challenging to say the least. Building constraints caused major traffic delays causing problems for tenants and kept contractors and construction crews from accessing the affected units.  

Life-safety means of egress were a top priority for our team due to life-saving escape routes which were all comprised.  Access and placement of generators and desiccant dehumidifiers for drying and water removal were very limited.  

Work Performed

Our team has had an established relationship with the management company of this residential tower. This enabled us to mobilize and equip an entire team for the restoration, water removal, structural drying, and reconstruction of the facility. Our emergency consultation staff remained in communication with the insurance company, building’s management company, and contractor to keep everything moving forward.
